SHORT SALES EXPLAINED

A “Short Sale” is when the owner owes more on the property than it will sell for, and the lender agrees to accept less than they are owed as a full payoff. The final selling price of a Short Sale listing needs to be approved by the lender (after the seller accepts your offer). Due to the negotiation required to get the offer approved by the lender, Short Sale transactions typically take 3-6 months to close. If you are not in a hurry, a short sale can be a great deal. FORECLOSURES EXPLAINED

Foreclosures , (also known as REO and Bank Owned homes) have been repossessed by the lender and usually can be bought with little hassle and a normal timeframe of 21-45 days. However, Foreclosure listings usually are in need of some work due to being vacant, and or neglected for extended periods of time. If they are not livable at the time of sale, they may require special financing or cash in order to be purchased.
